What’s actually in the price
Central AC installation has seven cost components. Bids that look cheap often omit two or three of them.

Two components cause most of the bid-to-bid variation: the lineset and the electrical work. A contractor who reuses a 15-year-old lineset without flushing it saves you $800 on paper and contaminates your new system with residual oil and debris. A contractor who doesn’t pull a permit saves you $200 and leaves you with an unverified installation that may not pass a future home inspection.
The permit question
Permits for central AC installation are required in nearly every U.S. jurisdiction. They trigger an inspection that verifies the electrical connections, refrigerant charge, and installation meet code. Low-bid contractors skip them routinely, since it adds cost, requires scheduling, and surfaces installation mistakes.
Skipping the permit doesn’t void your equipment warranty on its own, but it creates real problems:
- Home sale: unpermitted HVAC work shows up in disclosure and can delay or kill a sale.
- Insurance claims: if an unpermitted system causes an electrical fire or refrigerant leak, your homeowner’s insurance may deny the claim.
- Inspections that fail: if you later pull permits for a renovation, an inspector can flag the unpermitted HVAC and require correction.
Ask every bidder: “Does your price include the permit, and will you schedule the inspection?” A yes that’s in writing is worth more than a verbal commitment.
Why bids on the same job spread so far
Scope differences — permit, line set, electrical work, ductwork — typically account for more of the spread between quotes than brand does. Get itemized bids and compare what’s actually included before comparing the bottom-line number.
That pattern is consistent across markets. The cheapest bid often wins on price by omitting the permit, reusing an old lineset, skipping the load calculation, and ignoring an undersized electrical circuit. The most expensive bid includes everything and may add a panel assessment the homeowner didn’t know they needed. Neither extreme is automatically right, but you can’t evaluate them without seeing the scope.
The practical rule: before comparing prices, make sure every bid answers the same four questions: Is the permit included? Is the lineset being replaced or flushed? Was a Manual J load calculation performed? Is the electrical circuit verified for the new equipment?
The load calculation: why it matters more than brand
A proper system sizing starts with a Manual J load calculation — a room-by-room analysis of your home’s heat gain and loss based on insulation, windows, local climate, and occupancy. It takes 30–60 minutes and produces a specific BTU target.
“Rule of thumb” sizing (one ton per 500 square feet, or matching the old unit’s tonnage) is faster and wrong often enough to matter. An oversized system short-cycles: it cools the thermostat quickly but doesn’t run long enough to pull humidity out, leaving you with a clammy house and a compressor that wears faster. An undersized system runs constantly and can’t meet setpoint on the hottest days.
Ask every contractor: “Did you perform a Manual J?” A good answer is yes with a printout. “We used your old unit’s size” or “we went by square footage” means they didn’t.
Five questions before you sign

- “Is the permit included, and will you handle scheduling the inspection?” Good answer: yes, in writing. Bad answer: “permits aren’t usually required here” (they almost always are).
- “Are you replacing or just reusing the lineset? If reusing, how are you flushing it?” Good answer names the flush method. Bad answer: “it’s fine, we’ll just use it.”
- “Did you perform a Manual J load calculation, and can I see it?” Good answer: yes, here’s the number. Bad answer: “we matched your old unit.”
- “Is the electrical circuit for the new unit up to spec? Is a panel upgrade included if needed?” Good answer checks nameplate amperage vs. breaker and wire gauge. Bad answer: “it should be fine.”
- “What labor warranty do you include in writing, on top of the manufacturer’s 10-year parts warranty?” One year on workmanship is common; two or more is better. Nothing in writing is a red flag.
A note on SEER2 and efficiency tiers
Federal minimum efficiency standards updated in 2023. The new metric is SEER2 (which accounts for real-world duct static pressure losses). What you need to know: minimum SEER2 is higher in Southern states than Northern ones, and any contractor quoting you equipment in 2026 should be quoting SEER2 ratings, not the older SEER number, which makes units look more efficient on paper.
Don’t let a contractor sell you the efficiency tier as a major cost justifier without showing you the payback math. Moving from a 15 SEER2 to a 20 SEER2 unit costs $1,500–$3,000 more upfront. At average electric rates, that extra cost takes 8–12 years to recover in energy savings, often longer than homeowners stay in the house. The equipment tier is a real decision; just make sure the numbers back it up for your situation.
